What does commercial cleaning cost in San Antonio?
It depends on the space, and a number quoted before anyone asks about the space is a guess. An office cleaning quote comes from five things: the square footage, how often it's cleaned, the restrooms and break rooms, the floors, and any specialist work added on top.
Two San Antonio offices of the same size can land a long way apart. One is a quiet suite in Alamo Heights with two restrooms and hard floors, cleaned once a week. The other is a busy ground-floor office near Leon Valley with a break room, four restrooms and carpet at the entrance that everyone walks across, cleaned every weekday. Same footprint, very different job.
So the useful thing to know is what moves the number. Then you can read a quote, compare two of them fairly and decide what you actually need.
What moves an office cleaning quote up or down?
Labor. Nearly every line below comes down to how many hours a crew spends in your building each month.
| Factor | Pushes the quote up | Keeps the quote down |
|---|---|---|
| Size and layout | Many small rooms, several floors | Open plan on one floor |
| Visit frequency | Every weekday | Once or twice a week |
| Restrooms and break rooms | Several, with heavy daily use | One or two, lightly used |
| Floors | Carpet with gray traffic lanes | Hard floors in good shape |
| Specialist work | Carpet, tile or duct cleaning added | Routine cleaning only |
| Supplies | Paper and soap supplied by the cleaner | Supplies bought by you |
If a quote looks high, ask which of these it's built on. A clear answer names the rooms, the frequency and the extras. A vague one is your cue to ask again.
Why does visit frequency matter so much?
Because every visit is paid labor. Cleaning every weekday means roughly five times as many visits as cleaning once a week, and even though each visit is lighter, the monthly total climbs fast.
You can cut visits, or you can match each task to how fast that part of the building gets dirty. Restrooms and trash in a busy office may need daily attention, while dusting, glass and low-traffic rooms can often wait for a weekly pass. A quote that lists a frequency for each task lets you see where the money goes, and our guide to what to ask a commercial cleaning company before you sign covers how to get that scope in writing from everyone you compare.
Why does hard water matter in San Antonio restrooms?
Because it adds time. Restrooms and break rooms are where the fixtures are, and in buildings on SAWS water, fixtures pick up mineral scale. The SAWS water quality FAQ puts the typical hardness of the water SAWS supplies at 15 to 20 grains per gallon. That mineral load is what leaves a white film on faucets, sinks, partitions and tile.
Soap and dirt come off with a routine wipe. Built-up scale doesn't, so a restroom can be cleaned on schedule and still look tired. Removing it is slower work with different chemistry, and it's often quoted as a periodic job rather than folded into each visit. Ask whether scale on fixtures and tile and grout cleaning are part of the routine price or a separate line.

Are the floors part of the regular price?
Vacuuming and mopping usually are. Deep carpet cleaning usually isn't. Entrance carpet in a San Antonio office takes fine limestone dust off the parking lot most of the year and cedar and oak pollen in season, and it works down into the fiber where a vacuum doesn't reach. That's how the traffic lanes turn gray.
Pulling that soil back out takes extraction, which needs drying time and fits a weekend or a closed day better than a weeknight. Many companies price it as its own visit on an interval. Our carpet cleaning pre-treats spots and traffic lanes before hot-water extraction, and you get a firm quote before work starts.
Does sales tax apply to commercial cleaning in Texas?
Yes. The Texas Comptroller's guide to cleaning and janitorial services says tax is due on the charge to clean an office, and that a cleaning company should collect state tax plus any local taxes on what it bills. When we checked in November 2026, the Comptroller's sales and use tax page put the state rate at 6.25 percent and let local jurisdictions add up to 2 percent, for a combined maximum of 8.25 percent.
That's why a quote with tax shown and a quote without it can't be compared as they stand. Ask each company whether its number includes sales tax, and put both on the same footing before you decide.
The same Comptroller guide names toilet paper, paper towels and hand soap left in restrooms as goods a cleaning company passes on to its customer as part of the service. Some quotes include them and some don't, so ask that too.
How do you get quotes you can actually compare?
Give every company the same picture of the space, then ask the same questions about what's in the number.
- Note the square footage, the number of floors and the number of restrooms and break rooms.
- Decide how often you want the space cleaned, and which rooms can go longer between visits.
- List the floor types and any problem areas, like gray entrance carpet or scale on restroom fixtures.
- Ask whether carpet, tile and grout or duct cleaning is in the price or quoted separately.
- Ask whether the quote includes sales tax and restroom supplies.
- Put the answers side by side before you look at the totals.
Keep the written scope once you've picked a company. It's the list you check the work against afterwards. A commercial cleaning firm's guide to what a cleaning contract should put in writing walks through the areas covered, the tasks in each, how often each one happens and who you contact when something is missed.
