San Antonio asks more of an HVAC system than most of the country does. The hot season is long, the shoulder seasons are short, and for a good stretch of the year the air conditioning barely stops. Two things make ducts and coils dirtier here than the national picture would suggest. Cedar pollen arrives in the middle of winter, oak follows in spring, and the system pulls it through the house for months. The rest of the year it is fine limestone and caliche dust from a city built on rock.

All of it loads filters faster than most people expect and eventually reaches the coil, where it insulates the surface the system relies on for heat transfer, and the efficiency it costs you never shows up as a symptom. A restricted return or a loaded coil makes a healthy system behave like a failing one. That is worth ruling out before anyone starts discussing replacement.

The most useful time to inspect is before the season that will stress the system, which in this climate means spring, before the long hot stretch begins. The second most useful time is right after a remodel or any construction in the house, because construction dust reaches the return and the coil in quantities that ordinary living never produces.

It is also worth doing on a house you have just bought, before you have formed any idea of how the system behaves normally, and on a rental between tenants. Older systems inside 410 and newer builds outside 1604 both benefit, for different reasons.
